Meet the Development Team
Lou Pektor
Lou Pektor developed his strong work ethic and entrepreneurial spirit growing up on his family’s award winning dairy farm near Easton, PA. He attended Moravian College, and received his MBA from Lehigh University focusing on Mergers and Acquisitions. Pektor worked on the trading floor in New York City for Thompson McKinnon Securities from 1974 until 1980 where his primary expertise was in options, commodities, and corporate finance functions. He made a lateral career move to Janney Montgomery Scott, the largest regional brokerage firm in Pennsylvania, where he focused his work on syndicated pools of funds in real estate and funds in energy development as well as traditional debt and equity underwritings.
Lou began his development career in high-end residential developments in Saucon Valley and Williams Township, he then further expanded the company by establishing a commercial focus that began in downtown Bethlehem, but has since extended to neighboring cities and suburbs of the Lehigh Valley. Pektor has completed projects exceeding over $1 billion in project costs and over 12,000 acres have been developed; more than 6,000 residential units have been constructed, and over 2 million square feet of commercial space have been created.
Some noteworthy projects include Saucon Valley Ridge, Woolworth, Eighth Avenue Medical Office Building, Eaton Point Medical Office Building, Main Street Commons, St. Luke’s at Union Station, Riverport, One East Broad Street, Polk Street Professional Center, Fireman’s Fund Building, and Bethlehem Field. In 2013, Lou and Lisa Pektor orchestrated the PennCap Properties purchase of approximately 1.4M SF of Class A office and flex space in the Lehigh Valley from Liberty Property Trust.
Lisa Pektor
Lisa began working for Ashley Development after graduating with a Masters in Real Estate from New York University in 2006. Soon after, Ashley Development, similar to many other commercial real estate firms, found itself with several projects in various stages of development while its value in current holdings vanished. Lisa led the finance team in the restructuring of $144 million of debt on existing residential, commercial office, and retail projects along with a reorganization and optimization of personnel.
As the Lehigh Valley emerged from the recession, Lisa pursued of the acquisition of 32 properties from Liberty Property Trust. Based upon her NYU connections and background, she was instrumental in underwriting, deal structure, and financing of the PennCap Portfolio transaction. In 2013, Lisa became President of PennCap Properties after completing a recapitalization and refinancing the debt on the portfolio. Her duties include the daily oversight of leasing, management, development and construction activities of the Company, investor and lender relations, as well as tax and audit compliance.
In 2011, Lisa launched ALT Realty, LLC, a full-service real estate brokerage company. To date, ALT Realty has represented clients in over $80 million in sales transactions and in lease transactions valued at $136 million in total base rent of the leases. In addition to her roles at the helm of ALT Realty and PennCap, Lisa works on debt procurement for third party companies seeking financing for development and construction projects.
